It is one of the first questions people ask, and rightly so. You need to know whether to book a day off work, or whether the property will be ready for the estate agent on Friday. Here is a realistic answer.
The short answer
Most house clearances are finished within a single day. A significant number are done in half a day. Only the largest or most difficult properties run beyond that.
A rough guide by property size
These are general guides rather than promises, because contents matter more than room count. A sparsely furnished three bedroom house can be quicker than a packed one bedroom flat.

What actually slows a clearance down
- Access. This is the big one. A ground floor property with parking right outside is dramatically quicker than a third floor flat with a long carry and no loading space.
- Volume. Lofts, garages, sheds and gardens hide far more than people expect, and they are usually the parts forgotten when describing the job.
- Sorting on the day. If items still need to be picked through and decisions made as we go, that takes time.
- Heavy or awkward items. Pianos, large wardrobes, safes and similar need care and often more hands.
How to make yours faster
A few simple things genuinely help:
- Decide in advance what stays and what goes, and clearly separate anything you are keeping
- Reserve parking as close to the property as possible
- Tell us about the loft, garage, shed and garden when you get your quote, not on the day
- Make sure we have access to every room, including any locked ones
