Why an empty property sells better
Three reasons, all of them practical:
- Photographs. Listing photos are where buyers decide whether to book a viewing. Clear rooms look bigger and brighter, and there is nothing to distract the eye.
- Viewings. Buyers need to picture their own life in the space. That is much harder when it is full of someone else's belongings.
- Perceived condition. A clear, swept property reads as well cared for. A cluttered one makes buyers wonder what else has been neglected.
When to clear
Ideally, before the photographs are taken. That usually means clearing shortly before the property is listed rather than after an offer comes in. If you are already on the market, clearing before a second round of photos or an open viewing still helps.

What to clear first
If you are staging the work, prioritise:
- The rooms that will lead the listing photos, usually the living room and kitchen
- Anything oversized that makes a room feel small
- The garden, which is often the first thing seen on arrival
- Loft, garage and shed, which buyers will absolutely look in
Do not forget the outside
